Empowering Your Property JourneyLetting Process & Initial Tenancy SetupAt the start of a tenancy, a structured letting process is followed to ensure the property is legally compliant, the tenant is properly vetted, and the tenancy is set up professionally. This initial phase involves administrative coordination as well as several third-party compliance checks required under UK rental regulations.

Administrative Fees

The only charges classified as administration fees are:

Agreement Fee – £299
Preparation of the tenancy agreement and documentation required to formally establish the tenancy.
Deposit Administration Fee – £159
Processing and registering the tenant’s deposit with the appropriate deposit protection scheme.

If the property has been vacant for a long period, we may also recommend a boiler service to ensure the heating system is operating safely and efficiently before the tenancy begins.Property owners may choose to pay these compliance costs directly or have them deducted from the initial rental income, depending on their preference.This process ensures that every tenancy begins with the correct legal compliance, professional documentation, and tenant verification, providing security for both the landlord and the tenant.

The property management termination policy are as below:

£400.00 exit fee if the company has found the tenant for the property plus one month’s exit fee will apply.
A six-month written notice will be required to terminate the contract.
